General Information

KAUHALE MAKAI or Village By the Sea, is not a hotel, although it looks and feels like one.  It’s a mixed residential project, which includes permanent residents, part-time vacation homes, long-term rentals, and short-term vacation rentals. Each condo apartment is privately owned and separately furnished, with rental units managed by different on-island agents. The office and lobby are open six days a week from 10 a.m. to 4 p.m., serving occupants in a variety of ways.  The office does not rent units or manage supplies for individual apartments.  Our friendly staff registers guests and provides welcome packets, answers questions, monitors unit mailboxes, checks out recreational equipment (shuffleboard, horseshoes, golf putters), assists with change for laundry, and maintains property and a variety of records.

HOUSE RULES are an important part of Kauhale Makai to provide safety and to allow everyone to maintain an aloha attitude.  All owners, guests, and renters alike must follow the House Rules.  The very first one declares that all occupants must register at the AOAO office/lobby because it’s important that the Resident Manager knows who is on property in case of emergencies, including those caused by nature as well as notifications for maintenance emergencies such as water pipes leaking or temporary electricity/water shut-offs.  Each rental apartment must have an on-island agent.

PARKING: Kauhale Makai has limited parking available for visitors.  Each apartment has one deeded parking space for the exclusive use of that unit’s occupants.  Problems can occur when assigned parking is not respected.

QUIET HOURS begin at 10 p.m. every evening and last until 8 a.m. each morning.  Any noisy construction on property must stop at 5 p.m.  It’s especially appreciated when people arriving or departing during Quiet Hours make an effort to do so quietly.  Please monitor over-exuberant children.

LAUNDRY facilities are located in both buildings.  Machines are coin-operated: a washer costs 6 quarters a load, and dryers are a quarter for each 10 minutes. Soap packets and quarters can be purchased at the Kauhale Makai front desk in the lobby.

BEING GREEN: Maui has a maximum of people and a minimum of water. It’s especially important to conserve water and electricity on our little island. Many people find that our cool trade winds provide adequate comfort inside the apartments.  Please limit A/C use where possible, and always turn the A/C off before leaving the apartments. Recycling is important on an island, and we have recycling bins on the ground floor of each building.  Mahalo for your kokua.  Malama aina (care for the land).

SMOKERS are requested to limit their smoking enjoyment to off-property locations.  Courteous smokers will realize that smoking on the lanai affects other lanais and open-door condos in close proximity.  Hawaii State law prohibits smoking in our hallways and within 20′ of doors and windows that open.  Smoking in bathrooms or inside apartments allows smoke to escape to other units through vents so owners of all units have declared all Kauhale Makai property to be smoke-free.
